protected tenancy

a tenancy (=an agreement that gives someone the right to use land or a property) under which the amount of rent that the landlord can charge the tenant is limited by law and cannot be changed by the terms of the tenancy agreement. Protected tenancies often include other rights guaranteed by law, such as the right of the tenant to stay in the property for life.
